DSV

The fifth facility has just been finished in Panattoni Park Prague-Airport. DSV Road has leased 6,500 sqm of its total area of 11,500 sqm. We discuss the new cooperation with Peter Chocholatý, managing director at DSV Road A.S. responsible for the Czech Republic.

How does the CEE region perform with regards to DSV operations in comparison with other locations worldwide?

Looking at the European countries, I think that the consequences of the debt crisis are already apparent in some of them. The Czech Republic is slightly and gradually slowing down, but it is not dramatic. As we strongly depend on export, especially to Germany, I would say that the cards are being shufἀed and dealt from somewhere else. The development of DSV in our region corresponds with the macroeconomic perspective.

Who are your main customers? What are their speciἀc requirements?

I’d prefer not to name our customers. But I can say that they come from a wide variety of sectors. To start with I can mention chemical industry, cosmetics, toys, engineering and last but not least the typical Czech automotive industry. Requirements of our customers vary depending on the type of industry they operate in, therefore sometimes great emphasis is laid on accurate and fast delivery dates and sometimes it is the price of the services that is crucial. But DSV provides such a wide variety of services that our customers can always choose services to their satisfaction.

How have you managed to survive the tough crisis  times? What was your strategy?

It was a great experience. Most customers became acutely "price sensitive" almost overnight so a period of non-stop tender applications started. Many customers realised they keep needlessly high stock levels and they launched a cleansing recovery process. Every cloud has a silver lining and so the recent crisis helped the surviving businesses to optimise their supply chain management and therefore to get ready for further market turbulence. We have overcome this sudden market change in good shape and for this we are grateful to our employees, who gritted their teeth during the times of many sudden changes and adjusting to outer inἀuences and  believed that this could only make us stronger.

What are your expectations with regard to warehouse space and industrial buildings?

I think that you know this market better than we do, but  I will try to answer. We have recently noticed a slight ease up but only a few courageous companies set up speculative construction. In the nearest future, I expect increased caution, so there won’t be any dramatic changes in terms of lack or excess of warehouse space.

 How does Panattoni Europe’s offer respond to your needs?

 You have recently moved to Panattoni Park Prague-Airport – what was the outcome?

When you move, it always brings many surprises. You cannot be 100% prepared for all the sudden changes (for example  a poor mobile signal or fire alarm "teething problems"). The important thing is that we were able to address these situations immediately in cooperation with Panattoni and therefore we can now happily focus on our work.

 How does this particular project suit your needs?

The facility was built exactly according to our requirements, so there is nothing to complain about, and it fully satisfies all our needs. I would like to express my thanks to the Panattoni CZ team for their work, which is sometimes hectic but always perfectly delivered.
