Factors such as convenient localization, development opportunities and the price influenced the decision to build the Muszkieterowie Group distribution centre in Panattoni Park Mysłowice. Mr. Dariusz Kierski, director of Logistics for Poland, is telling the inside story behind that decision.

What does the Muszkieterowie Group logistic base look like?

The Group’s logistics is spread out over three centres. The main one is situated in Poznań. It was established in 1996, when the Muszkieterowie Group was entering the Polish market. This facility has a total area of approximately 38 000 m2, providing space for the distribution centre, as well as the company’s central office. The warehouse in Poznań is intended for storing food products, both dry and fresh ones, which are distributed to the Intermarché store chain. The second logistic centre is situated approximately 30 km from Poznań in Sady, where we lease an area of approximately 15 000 m2 for storing manufactured goods both for Bricomarché and Intermarché chains. In July 2009 we opened the third logistic centre in Mysłowice. It is dedicated to the Intermarché supermarkets situated in the southern and south–western part of Poland. The other regions are serviced by the aforementioned centres in Poznań and Sady.

Why was the third distribution centre located in Mysłowice?

From the beginning our store chain developed at a fast pace, therefore the capacity of the logistic centre in Poznań became quickly insufficient. This situation forced us to analyse new locations for another similar facility. Because most of new shops were opening in southern Poland, we hired a consulting company to focus on that area of the country. The aim was to find a place, which ensures cost optimization of our logistic processes. At the beginning we selected three locations: Silesia, Częstochowa and Kraków. In the original version the town of Kluczbork had been chosen as a target location for the distribution centre. Later, it appeared that Zabrze will be a better place. However, the outcome of our supply chain cost optimization analysis is one thing, and the actual development of a logistic centre in a given location is another. When we were finally holding talks with warehouse space developers and narrowing down the location of the new hub within the vicinity of Zabrze, we were taking three options into consideration: Gliwice, Chorzów and Panattoni Park Mysłowice.

So why was Panattoni the final choice?

There are many logistic parks in the Silesia area. But due to the planned development, we were interested only in parks with large potential. A park fulfilling our requirements had to have several buildings and a warehouse area of minimum 30 000-40 000 m2 in total. At present we use about 28 000 m2, but in 3-4 years’ time we may need additional 10 000-15 000 m2. In a park, which has a total area of about 40 000 m2 and three, four customers, the development opportunities are limited. The realization of Panattoni Park Mysłowice was at planning stage, so we had an influence on the final layout of the structure. As a matter of fact, the area was arranged in advance, but we were able to negotiate detailed solutions concerning the setting of loading platforms, driveways, ramps, cooling areas, etc. Selection of Panattoni Park Mysłowice was also strictly associated with the tender for a logistic services provider, because the Muszkieterowie Group does not manage its centres in terms of logistics; it outsources this field of business. One of the operators participating in the tender was ND Logistics Poland, which is located in the park and this allowed it to optimise the costs and to present the most attractive offer. Other, equally important selection criteria included location in the immediate vicinity of a crucial road junction, and, of course, the price.

How is your distribution centre in Panattoni Park Mysłowice organized?

As I had mentioned before, the building has an area of 28 000 m2. It is divided into two parts: the first one, heated, is dedicated to dry products. The second one is a built-in cold store with area of 7 500 m2.

What role do the distribution centres play in reference to Intermarché and Bricomarché chains?

The basic task is consolidation of supplies. It means that one supplier realizes orders at one warehouse. The hub’s objective is to supply the chain stores with small volumes of products on a daily basis. With regards to Panattoni Park Mysłowice there are currently about 50 such stores. Goods arrive at the distribution centre on whole pallets, they are stored there and then delivered to the supermarkets. One pallet includes dozens of different items. Our stores do not have a warehouse area, therefore they are supplied with fresh products on a daily basis. This is a normal practice when optimising costs, because it is difficult to require from each supplier, e.g. of chocolate, to visit all the stores in his region every day.

The Muszkieterowie Group has its stores located mainly in western and southern Poland. What about the rest of the country?

We have, of course, expansion plans for other areas. Every supermarket chain wants to cover the entire country to dominate the market and to achieve the leader’s position. In the future the Muszkieterowie Group wants to develop its operations throughout Poland, but such expansion strictly depends on the present economic situation.
